Common questions

Frequently asked questions

What documents do I need to rent a property?

Usually your Spanish ID card (DNI), NIE or passport and proof of income (employment contract, payslips, pension or tax return). For each property we tell you exactly what the landlord requires.

How much deposit do I have to pay?

By law, the statutory deposit for a primary residence is one month’s rent. The landlord may also ask for an additional guarantee, which cannot exceed two months’ rent.

Who pays the estate agent’s fees?

When renting a primary residence, the agency’s management fees and the costs of drawing up the tenancy agreement are paid by the landlord, under the Spanish Housing Act (Ley de vivienda).

Can I rent if I have just arrived in Spain?

Yes. We help you with your NIE, registration on the local municipal register (empadronamiento) and a bank account, which are usually needed to sign the contract and set up direct debits for utilities.
