What taxes apply when buying a new build?

The first transfer of a new home is subject to VAT (IVA, 10% for homes) and Stamp Duty (Actos Jurídicos Documentados), plus notary and Land Registry fees.

Are the payments I make before completion protected?

Payments made on account during construction must be guaranteed by the developer through a bank guarantee or an insurance policy. We check this with you before you sign.

Can I customise my home?

Many developments let you choose finishes or change the layout while construction still allows it. We check with the developer for each property.
